I agree that there are ways but 1) rent ready without value add will be huge cash negative with realistic expense estimates 2) most single unit ADU additions cost more than the value added.  

Theoretically, I could make this go away by providing my information (ownership of the units and my stake in the LLC) but do not feel that is the right thing to do.

My husband and I got started with a duplex, and since then, we’ve purchased a 5-unit and a 10-unit commercial property—without much experience or a mentor.

If you buy units and park them with a PM you will likely have a much harder time reaching this goal than if you self manage.

There are some unit types you can use that Feel warmer but that doesn't sound like it is her problem.  

Some of the applicants have been from 100 to 200 miles away and thing the units are in their neighborhood.
