I work with a bunch of experienced investors and almost none are marketing to foreclosures and the ones that are have innovative strategies to find them and the ability to close them.I fear you'll get a foreclosure list, market to it, get some calls from people you can't help, and then you will have wasted that money & time.  

Used an exterminator, since we had time and the contractor doing the rehab would be told of the days that the exterminator was going to "bomb" the place.As this problem has grown in attention, some innovations have come along.

There is no magic the "new innovative spin" they put on it.

I do think there are lot of innovations that are coming here, especially with the panel technology, battery storage, power delivery etc, where you could find ingenious ways to save costs and pass some of those cost savings to the tenant.

Solar technology is the new holy grail, and if we can find a way to harness it, we will be the innovators. . .so how to?

In addition, there wouldn't be the huge divide between the rich and the poor within the state -- one of the largest divides of any state in the nation.It's also worth pointing out that the innovation that's come out of California for the past 20 years (both technology and media) is what has propped up the country's economy and kept us one of the richest nations in the world.

She also acknowledged that she didnt clean the apartment as required.She moved out in Nov 2016 and we sent the bill in Mar 2017 (due to having to deal with personal health issues and etc).

So when a decision maker from those banks are looking at what foreclosure firm to work within a given state, they are not always motivated by firms that offer innovative strategies.
