Hey SC BP family, I just purchased a quadraplex in Columbia that's in need of some repairs/updates.  

My wife went to college at Mizzou so she's familiar with Columbia and has urged me to look there, but it's a long way from CA from where we're located so I've been a little hesitant just because we have opportunities here we're involved in right now.

We bought our first home while stationed in Columbia, SC.  

Didn't see it again until Columbia burned up on re-entry when the Millennials were still in diapers.There's a town just north of me - maybe you heard of it: Plainfield, IL - had NEVER seen an F4 tornado - until it did.

I've done these deals in West Seattle, Madison Park, Columbia City, Tukwila, Seatac, Edmonds, Auburn, Lacey, Des Moines, Puyallup, Kent, Tri-Cities, Spokane and a few other places around WA state and in various other states.

@Matt Prawitt this ordinance is very common in college towns, including my market in Columbia, South Carolina.

Home located in Lexington, SC which is probably the most desirable suburb of state capital (Columbia) and has one of the top school systems in state.Roof, HVAC, HW heater all original so I know they'll need replacing soon.

I have done some HML in British Columbia and its quite different in CA than the US  .. the difference is what happens in a default situation.
