Subtract more for AirBnB charges, local management, repairs, cleaning, etc and there is not a lot left to pay the mortgage. 

Then research local regulations and tourism and data.

I would be able to manage the finances, marketing and showings even while working but maybe not attend to the small stuff such as getting a random call to fix something stupid at 3pm when I'm 6 hours out of town or on my 30th day of night shift 12s. 

The markets I'm focused on for my next MTR are my local market here in NC as well as Colorado Springs.

Hey Suzy, it is my understanding that any bank that has a local branch will work.

Have had one complaint about not having cable, because the guest wanted local news.  

Giving them a laundry list of items will typically just overwhelm them and create more confusion instead of giving them a smaller step process to get more confidence to get the ball rolling and then they can get into the weeds on their state when they get the contractors out there, have local bids come in, and dial in their plan. 

here is what Showmojo shows in their market research and I would say our local numbers show this out as well. hopefully the 2024 line takes a dive down but historically that is very unlikely.
