I've definitely seen parents purchase properties close to campus to house their kids while they're at school, it's a solid move.

Landlord shall be responsible for paying any Homeowners Association(HOA) dues and property taxes for the Property.I was wondering if I should add a additional rent clause for the sewer just so I have my base covered in case tenant try to get "smart" with the lease.I think you're fine if that's in your lease to bill them.

This is definitely less than $150 with a plumber, unless they run into some issues.Any handyman can do this job for less than $80.The high price is probably due to your PM hiring a plumber when they should have hired a handyman to save you some money.

Call a pest control company as you definitely want it dealt with, but the question is who pays for it.

I was more so wondering if aiming for the SAFMR would be allowed or not. 

I'm still learning the industry,  but I have been able to partner with a CDC based out of texas and they have been a great help and they have allowed me to get involved with getting investors for their project and I'm definitely excited for it.  

Definitely there is a lot of opportunity for him to learn a lot from this property if he is receptive to acquiring the knowledge.
