But a lease would prove that at the end of the tenancy you expected her to return the premises as rented and I would add a line in that says if the trailer is ever abandoned or if she fails to remove it on the last day of tenancy it shall be considered an abandoned vehicle subject to disposal by Landlord.Does your insurance company know its there?

They tend to look for the things they would fix and if they're not a roofing contractor, it might've been overlooked (although this really is a head scratcher to me because it's pretty standard.)

Assuming you did not invest originally.To clarify, I am coming across some opportunities where a sponsor is in the middle of the biz plan, their loan is reaching maturity, they need extra capital, and they are attempting to raise the extra capital from other LPs rather than or in addition to a capital call.They are offering "rescue capital" investors pref equity that is ahead of original common equity investors.

Anyways- if it were you, would you go ahead and redo the kitchen with new cabinets/granite, and put in new windows - or would you leave them as is - and spruce up the kitchen with a coat of paint to the cabinets as a temporary update , and just wait 5-10 years when it's time to sell to do those type of upgrades/rehab (New windows and New kitchen).

I would consider this option only if I were truly at the end of my investing life and seeking to create an annuity-like income stream through a simpler and more consistent vehicle, saying putting it all in IVV and withdrawing a flat percentage every month.
