Hello I am looking into student rentals around Providence College.

Hello,I am a college student hoping to do my first deal here soon. 

You tenant base will be students.

Most importantly, baseball gave a kid who was raised by a working class single-mother the opportunity to graduate from a private university (Loyola Marymount) without a dime of student debt!

My wife and make a decent living, but have student loans still, other obligations and a small child with one on the way paying day care, etc.

If you have a high debt to income, like 55%, can you use a HELOC to take out several of your loans (hard money loan, personal unsecured term loan, and student loan that wasn't even used for construction of course but is still contributing to DTI) to reduce the DTI? 

It is in my college town and we would rent to students which I am okay with.

To put things into perspective, I have a 635 credit score (because of some unpaid student loans in the past), am in the process of re-building my credit score, but want to leverage outside capital sooner rather than later..I'd appreciate any help!

All this content is great, but truly will have your head spinning between deciding, markets, flips vs buy and holds, multi-family, student etc etc.
