I’ve been wondering about comps to use for the needing repair property and the remodeled one.I have made offer for two properties now and the cost for the recently sold properties in the neighborhood was too low as there maybe repairs needed but the leads I had was a remodeled one.How do we go about this?

Whatever number you choose, including it in your cash flow calculations is essential.Monthly budget for OpEx:  Operational expenses, like fixing locks, doors, unstopping toilets, etc are funded through a budget of 3% of rent.

But enough about philosophy, and on with the tale.In 2008, the stock market had crashed, the credit market had imploded, and the housing market was sliding into the into the toilet.

.- Potential space to move laundry into upstairs bathroom closet vs basement - Can maybe get away with toilet/vanity replacement in each bathroom- Uncertain if painting or replacing cabinets with ikea type is worth it- Any in-ceiling lighting will cause a disaster with electrical since it is out of date- Repave/fix concrete front porch and side porch - replace/paint railing- Replace front walkway cement, or remove walkway and replace with right angled walk to driveway (may not provide ROI)- Tear down vs paint garage port in back yard

We used the money from the sale of the land to remodel our current home and to build a detached garage that matched the house.
