We do short term loans but I would say most who are doing them consider it hard money - which is now called Residential Transition Loans. 

Repairs and Maintenance are not cheap and shipping carpet/furniture/etc to Hawaii calls for huge price premium so I would be sure keep a reserve for replacements.  

Have you called your bank/servicer to talk about your options? 

Just be transparent if you plan on working with a Realtor, you know how many times they have a "Buyer" or "investor" calling them or emailing them that " I NEED TO FIND DEALS ASAP" only to find out it's another wholesaler trying to get deals out of them.

The call has gone out dozens of times for anyone on BP to tell a story about how having an LLC saved them.

@Jose Remor you PMC should have phone records to prove they made the calls they claim.We track EVERY call, text and email for this reason!

They read some posts, maybe listen to an audiobook, and tell all their "friends" on Call of Duty that they will be the next Grand Cardone.

And if you do not think you will get caught, a lot of nosey neighbors will call you out on it (we did not rent a basement but we had built a shed as an outdoor dog house that was heated and air conditioned and someone called about that on us...).
