Additionally, once I have the loan pressure is on to take the first offer I’m given because of the daily interest costs on the loan, I’ve lost out on an extra $30k on one deal because I pulled the trigger 10 days too early on an offer.I’ve tried to present bankers an offer to fund the loan but I haven’t found the right “combination” as Brandon Turner likes to call it.

As someone that does property management and does rent roll analysis basically daily, giving an incentive to residents is a good thing, it fosters a positive feeling from your residents that they are appreciated and it fosters a positive cash flow for you on time.

Once those older systems no longer see daily use and sit for years many die off.You need to review the condo budget and see if there have been pluses or losses the last 5 years and if the board is constantly changing over ( instability ).If it is in a bathroom then without a fan could be surface moisture.
