Lets face it, if you are in or stay in real estate investing, you potentially end up 'swapping until you drop' because most can't or won't face the tax consequences (e.g. deferred capital gains and depreciation).

Without it, you'll likely run into issues swapping switches and receptacles (the old insulation tends to crumble) and the wiring is only rated for 60 degree C connections.

If you had a 20 amp breaker on the white wire he would just need to swap it for a 15 to make it match the wire. 

If you're laser focused on virtual wholesaling for example then a virtual wholesaling mastermind is likely going to add more people to your network with the same goals as you where you can swap info and learn together.

If it were me, I would reposition it and line up a drop & swap that I can add value to and get attractive agency debt on.
