People have given their CPA's their stuff in a shoe box. 

If you are good at that and want another big bang feature, add crown moulding, chair rail, picture frame window casing and tall base with shoe mould.  

And if you say NEVER, you are my kind of guy.But it sounds like you have a monster of a job and huge shoes to fill when you step out of bed every morning.

What would you do in my shoes?

Write down what streets have a lot of inventory for sale and see if it feels like a place you'd feel comfortable living in and taking an evening stroll with your wife.

If you were wanting her to trim trees on her side, then, frankly in her shoes I'd have told you want you can do with your bucket truck.  

You will be amazed at how suddenly payment of rent becomes more important than buying new shoes or paying for a new transmission for their GMC.

If I were in your shoes, I would have that tree removed right away.

@Sherry Norman  put the shoe on the other foot as a capable funder I see your type of posts all the time the only thing your bringing to the table is the deal.. plenty of deals out there. if you have to post on line for a money partner that's your problem right there your not strong enough.I suggest you get your money partner FIRST then go shopping I think you have the cart before the horse..
