It is entirely possible that every other day the police would be at a house providing a new "warning" to the "renter", whereas in a typical rental situation that renter can be held to any other standard as a resident of the community.Your desire to make money from a neighborhood house that was never designed for commercial activity should not trump my right for peaceful enjoyment of my property, which includes the right to be part of a neighborhood, interact with my neighbors and have some idea who is living around here - that is one of the reasons for the "sex predator" registries, for example - so that people who live in residential areas have some idea who their neighbors are.

Walk every unit with an ipad, make written notes and pics of what each unit needs re upgrades--match that to remaining rental contract length.Have a professional inspection done, with a sewer cam, also be aware if anti backflow devices have been installed, and where they are at (exactly where they are at).Pay attention to the electrical system in the inspectors report.Walk the entire lot with the ipad and make written and pic notes of things you must improve, want to improve.You will need to have fixup dollars estimated for the needed repairs and upgrades.You may have to pay a General Contractor to walk with you to give you estimates.That's just a few things off the top of my head--there are many more.Good Luck!

For example, they had the wrong year for one of the houses, listing it as built 10 years newer (1962 vs 1952)2nd, the appraiser has a limited percentage amount they can reduce or change a property's value, and he/she can only manipulate certain variables and cannot take into account other unusual or undesirable circumstances (ie - you showing them that the neighborhood has many registered sex offenders living there (the appraiser's words exactly). ) The appraisers need evidence; show them any costs, expenditures, etc., numerical or photographic evidence in your favor to bolster your protestation.

The cases you do hear about in the news are from slumlords, Landlords forcing tenants to have sex, or other egregiously bad behavior.You have bigger fish to fry, like learning how to obey the law and treat your tenants fairly and honestly so that you avoid the lawsuits.
