Make them foot the bill and showers will be shorter and they'll wash their car elsewhere!

They are always pushing people to use the forums so I just wanted to get some feed back / advice and maybe get the temperature of local markets.

@Mike Dymski thanks i agree it's not optimistic, if tenants have been trying to "get away with this for so long and every month he pushes a week for rent....but lease ALLOWED pets, he just didn't disclose it, so i'm not sure if i can evict on that

In one area it is bad enough that the wall move when you push on it.

As a follow-on, how much can I push back ok the tenant though?  

Some places for the market rent expect wash/dryer and fridge, others don't.  

Neal is exactly correct, lower end tenants are getting pushed into rockwood which is worsening crime yet home prices are appreciating there, it's very odd and a real example of "forced appreciation".

How many spend a bunch of money on getting licensed, paying desk fees, gas, time, energy, marketing, hitting up all their friends, relatives, Top 200 list, to be a wash out.

BUT, it makes me nervous that a tenant could read the law and push his payments to the 14th without any recourse.
