If you are unsure of the quality of the product you are selling than you will not sell the product.

The stock market is getting more volatile as more companies that don't make products continue to dominate the market (Meta, Google, X, etc). 

All of that *can* be a tough recipe for a DSCR loan at max LTV (75-80% LTV).We even had one major national private lender bail completely on their 5-9 Unit Multifamily product as of this week.

However, if you have a couple other investments I would form an LLC and use a DSCR loan product or something similar to close the loan in the LLC.

If you’re looking for nonQM (like a DSCR loan) you likely won’t find a local bank or credit union with those products available, especially sub $100k.

Now the debate of where rates "should be" would be based on the quality of product each person/owner offers. 

Pretty easy to use, but not 100% sold on it being the best product to scale.

But even with the smallest of projects, never heard of any new construction going less than 1 mil.Keep in mind that you are actually going for 2 loan products with new construction, not 1.
