@daniel i hate to admit this i always negotiate cash for keys or return a portion of deposit even if unit is trashed. in my experience not worth my time doing an eviction loss rent loss time and head ache.

I’ve seen other community banks out there with similar 2-3% APY, albeit all with some hoops to jump through (monthly transaction requirements, ach transfers or direct deposit requirements, etc)
