i know those purchase prices seem attractive compared to Denver, but it is exceptionally difficult to execute a successful BRRRR from thousands of miles away.

I’m concerned about rental prices and resale prices and resale value when being compared to the workforce units in the same neighborhood.

So my profit cushion got wiped out during the build, but also now I’m realizing that compared to other homes in the area this one has a pretty small backyard and that not helping.   

Don big difference in production building in the South /  compared to semi custom in other areas..

Thanks,but there is no financial benefit to the potential buyer when we compare  'with agent' vs 'with no agent',  also this law does not make sense in my opinion at least to the buyer, even in the case where a potential buyer goes with an agent - the signing of the documents(like seller's property disclosure & exclusive buyer agency/agent contract) even before touring the home does not make sense, the signing of the documents(like seller's property disclosure & exclusive buyer agency/agent contract(in this one , it is mentioned "Buyer will not enter into Buyer Agency Contract with another broker/licensee that begins before the Ending Date of this Contract.")) logically COULD ALSO BE done after touring the home and potential buyer decides to buy the home.

You'll have to compare the value now to what you think it'll be after the repairs to see if it makes sense to do a HELOC and refi.

What I really like is that its a 9 month term instead of 6 compared to most HML's.When I look at how much I pay in points with them, I definitely wouldn't say its "too good to be true".

When I listed it I adjusted the rent to be a little higher than the comparables in my area, because it was one of the nicer ones in the area but I can't seem to get a renter. over the last 26 days, I have had 46 inquiries and 14 applications, of those 14 applications about 5 of them passed the background check and credit history check. some of them I could not get ahold of their employer or landlord which was a red flag for me.
