To be honest the monthly payment doesn't sound outrageous given the possible items covered, but who know without the accounting...and any buyer should want to see that accounting when you sell, so sort the issues out now. 

For each dollar the property grows in value, the equity grows that same dollar. 

But this is not as big of a deal for the Boston area as it would be for other markets.

What is the type of deal you are doing?

What can be the disadvantage to keep it aggregated in the coming years?

Go to an attorney specializing in Texas real estate transactions who can set the whole thing up - if the attorney you're using is not familiar with the optimal ways to insure wraps you're using the wrong attorney. 

All that said, there are always good deals to be found and in the apartment space, and you often have to create the good deal through value-add strategies.

curious how do they structure a note purchase that is not all cash. did they already own the note and just sold the note to you or something ?
