I think they should focus on more quality content than quantity. 

When you've been buying for years, you have the benefit of being a known quantity and on people's radars as a legitimate buyer.  

The price stayed the same, but quantity reduced.

As a broker in the Boston area, im not familiar with properties that if purchased would "lose money" there is certainly some that require more money down than others in terms of quantity, but with commercial financing ( over 5 units ) a bank needs the Debt Service to be covered by revenue, or DSCR ( Debt service coverage ratio ) and usually its 1.2% here in Boston.

Of course consider size restrictions and quantity of pets.

I think with the right quantity of rentals in the right area, even cash flow can make you rich , especially if you have a frugal lifestyle.I'm considering moving to Florida and buying 10-20 rentals in the next 6 years or so, paid outright.

The variety and quantity of tenants that needs these spaces far exceeds any retail or restaurant demand.  

Population growth ... there is reported population growth and there in reality (documented + undocumented) actualy population growth ... also, it is important to consider the average wealth of that population growth over the abolute quantity ...
