Rentals are a $300/month gain on your investment type of proposition.

My question is would you guys rather sell stocks and take a long term cap gains at 15% tax rate, or take a loan and keep the stocks growing.

After living there 2 years, you can sell tax free on the gains. 

With the capital gains tax laws surrounding selling a primary residence you can make a profit and not worry about the taxes 3 years later.

If you do not find a free or paid mentor you can get there as well but you may run into many expensive hurdles which is ok too but as long as you dont shy away and understand the bigger pictiure that at the end of the day you are learning and gaining that experienced and will be more savy as you continue your journey.
