Look for something that needs cosmetics work, such as new flooring, paint, cabinets, etc, as this will help build value and get the most rent.   

While I’m not a hard money lender myself, I’ve worked with several clients in the space.

The rehab would be mainly cosmetic, floors, kitchen, bathrooms, paint.

I was also appreciative of Dave’s patience and exacting answers to any questions and was clear to me he has more than perfected his craft.The title company had a portal that collected all the documents and laid everything out in phases that I could log in at any time to see progress.As one who is extremely organized I felt I was in a safe space and knew any issues would be addressed.

I have a big garage that has electricity and plumbing already and has a second floor.

Like when I didn't pull permits, I had to rip on the cabinets and tile and then abate asbestos that was under the kitchen floor tile. 

This included installing new tile flooring at the front of the house to enhance curb appeal, upgrading the electrical panels for safety and efficiency, and putting on a new roof to ensure long-term durability.

I.e. for carpenters, knowing how many doors need installed, all trim installed, addition of quarter rounds AFTER floors are refinished, wood filling of all nail holes and caulking of all gaps in trim.Tile installers: installation of wonder board, with all seams taped and cemented.  

As long as you have a good layout, I feel there is more opportunity in the older home space, IF bought at the right price.

Filling vacant spaces in your communities can be a huge pain!
