Setup CA LLC & register that as a AZ foreign agent?.

Hi all,For those unfamiliar with the South Florida (east coast) market, the influx of foreign investors with cash seems to have seriously skewed the evaluation criteria of properties. 

Fewer foreign investors buying real estate here.

The driving factor behind this seems to be a 15% property tax on Foreign money, which appears as if it was designed to specifically target Chinese money in the market.

I work with foreign investors around the world who invest in properties in Japan for the purpose of cash flow, rather than capital gain.

I am a rookie foreign investor and will most probably start of with turn key investment.

I'm interested in hearing your reasoning on investing in Foreign ETFs.

Probably works best for out of town investors and foreign investors.  

What's your favourite measure for the return on your investment property and most importantly why?

Low interest rates, the institutionalization of the SFR investment market, middle class migration, differences in state tax rates and incentives, foreign buyers, particularly the Chinese, and people renting in expensive markets but investing in cheaper markets are all impacting the markets and driving up prices...This too shall pass.
