For me I am looking for positive cash flow on day one for properties that don't need a lot of work that are in good neighborhoods....my favorite requirements I look for before I make an offer on an investment is to have a minimum $100/mo per unit NET PROFIT for multifamily properties and a 12% Cash on Cash ROI.
