I am listening and reading everyday but want to get involved what is a good step besides looking on MLS and working with a Realtor to look at properties?

Shawn,Start by looking at deals every day. 

However working with so many investors and seeing the $$$$$ opportunity that they benefit from, I couldn't see myself living in a Single Family Home without being smacked everyday by large dollar sign of opportunity cost that would hover above me for not trying my hand at house hacking (I learned that term on the podcasts).

Love your analogy about turning your savings account into a money making machine....I have the same mental picture....all my little dollars are employees working every day to make money and bring it home at night.

I personally didn't like it because you have to do everything yourself everyday - go buy all the products in Costco or other huge stores, looking for discounts and promotions to get a better price (because most of the profit in vending comes from a very cheap prices when you buy bulk).

You are correct but I have a step by step plan that I am actively following every day.
