Please make emphasis of what strategy you pursued at different times and why, and make sure to carry your thoughts forward into where you think the best opportunities will be in the future.I am a young guy and would love to pick all of your brains, but without being able to do so, I thought this might be the next best thing and an interesting thread at least.

When deals get harder to find top of the cycle then more emphasis can be put on teaching while still looking for harder to find properties and that network can be pushed out like an army of ants to find more properties.Sometimes I get contacted by people that want to learn about commercial retail but are not at the level of my typical client.

@Javaras Thomas Here is a detailed overview of all Ohio MSA's and secondary markets in Ohiohttps://www.biggerpockets.com/...We typically avoid markets that have a population loss...Cleveland, Dayton, and Toledo...unfortunately, are hemorrhaging population...and along with it, possible economic downturn...I think Cincy and Columbus are your best options...I'm not sure you can go wrong in Columbus...That said, you can do well in any of these locations...we are in a housing crisis...as a society, we are unable to house folks very well...if you have a C-class rental that is safe, clean, and appropriately priced, you will have a waitlist...I'm not sure why people that don't immediately need cash flow place so much emphasis on it, but ultimately, the reason to invest in real estate is equity...long-term buy-and-hold rentals....you can do that anywhere in the country.
