I graduated with a business degree with emphasis in real estate.  

Please make emphasis of what strategy you pursued at different times and why, and make sure to carry your thoughts forward into where you think the best opportunities will be in the future.I am a young guy and would love to pick all of your brains, but without being able to do so, I thought this might be the next best thing and an interesting thread at least.

You would think that with our frequently-stated emphasis in C-class properties I would be all-the-way behind the price-price-price and cashflow belief, but I never have been.

Regardless of having a business degree that had real estate emphasis I felt more comfortable in construction.  

The city will be negatively affected if they do not diversify their product offering which is reflected in the reduction in gambling revenues and the increased emphasis by major casinos on entertainment (nightclubs and bars) as well as restaurants/shopping.Sukhbir

His emphasis on the word "MIGHT" kinda through me off.

When deals get harder to find top of the cycle then more emphasis can be put on teaching while still looking for harder to find properties and that network can be pushed out like an army of ants to find more properties.Sometimes I get contacted by people that want to learn about commercial retail but are not at the level of my typical client.

@JP Hill After a ten year break from a large REIA up here in Atlanta, I decided to attend a few meetings of another, smaller REIA where the emphasis is more on their smaller sub-groups.

The program comprised both digital content and coaching sessions.Initially priced at $10,000, the program fee was reduced to $9,000 due to some sessions not being conducted as planned (red flag).An important aspect of the program was its emphasis on networking - a critical element for success in real estate.

@Javaras Thomas Here is a detailed overview of all Ohio MSA's and secondary markets in Ohiohttps://www.biggerpockets.com/...We typically avoid markets that have a population loss...Cleveland, Dayton, and Toledo...unfortunately, are hemorrhaging population...and along with it, possible economic downturn...I think Cincy and Columbus are your best options...I'm not sure you can go wrong in Columbus...That said, you can do well in any of these locations...we are in a housing crisis...as a society, we are unable to house folks very well...if you have a C-class rental that is safe, clean, and appropriately priced, you will have a waitlist...I'm not sure why people that don't immediately need cash flow place so much emphasis on it, but ultimately, the reason to invest in real estate is equity...long-term buy-and-hold rentals....you can do that anywhere in the country.
