At 33 i want to donate 10% of my cash flow to charity and start an apprenticeship program with all my property by letting kids work off their student debt & providing them with their own investment property after completing their apprenticeship.

Do great work, stay excessively organized, create a marketing plan and execute it consistently, take care of your people, donate a small portion of your profits to your favorite local charity, stay involved in your community, participate in any local city council/HOA meetings regarding rentals, understand your industry and be able to articulate what you do, how you do it, and why you are better than the other companies in your area.If you can keep that up, you'll do great!

I have a large shop but when I finish a flip I treat the leftover items in this way.1 return for refund2 donate what can't be returned 3 if it can't be donated, recycling is the answer. if you do any volume and you try to save odd bits, you will go crazy.

In my time as an Realtor and Investor I have been very blessed and look to find ways in which I can PAY IT FORWARD.My latest idea that I am trying to put into fruition is using staging furniture that has been donated by my local Habitat Restore, coordinating with a local artist to redo and style, then stage my home with these redesigned pieces of art.It's a win-win-winHabitat gets money from me buying it, the artist gets paid to restore it, then when there is a price tag put on it in my home, boasting the artist and the funds going BACK to habitat should a buyer purchase the property, both the artist and habitat gets paid again.
