There is 0 intelligence in it what so ever, the historical data is rather universal that rent control depresses a market, not improves. 

It gets pretty depressing going to the mailbox day by day hoping there's a rent check in there only to have moths fly out at you when you open it up.

I never set a goal in my life because I believe many people cannot achieve the goal they set and not achieving goals can be counter-productive a person becomes depressed or even suicidal.I never could understand how a man, maybe the head of a family, can tell his family that he works a god 8-hour and doesn't give a crap about the amount of money he earns as long as he earns enough and while he is still working the same 8-hour day he doesn't focus on earning what his potential can earn just because he doesn't care.Put a more simpler way, if I am going to work an 8-hour day, anyway, then I am going to do my best to earn as much as I can because, maybe, in your case some sti..t is going to happen for one of your investments like you get sued for somethin and lose everything you have half or three-fourth of the way to you retirement and then you have to put your retirement on hold for several more years.Sorry!

We are long overdue for the depression, the tsunami and the mega earthquake too.

For the OP, I have not followed Los Vegas prices but if they are depressed due to impact to hospitality business from Covid, it may have the best short term upside.
