You seem to be contemplating a repositioning strategy, and for 100+ units, you're basically talking about a year or more to complete your program, because you have lease expirations distributed more or less evenly throughout the year.  

I'm contemplating which market to get into initially.

I have as well contemplated trying to take a step up in my industry but to do it justice I would need to put investing on hold for 6-8 months so that's not as ideal even if it did come with a pay raise.

I have been contemplating the same question after listening to several of the podcasts.  

There's no court-appointed receiver for the funds during the dispute and the language of the statute does not contemplate it (such as the rent due the court clerk during an action for eviction.)
