Banks do not allow "assignemnts of contracts" without written consent on REO or short sale properties so a double close is necessary in most cases.There are several other methods to wholesale without double closing and without "assignments".

Keep in mind the applicant/tenant does not need to respond to an email for this product, but you (the landlord) will still need to have them fill out a rental application and have them sign it to give their consent to perform the credit and background searches.

Here we cannot provide credit reports to a third-party (not even the tenant) and would require written consent from the tenant to disclose their SIN (Canada's equivalent of an SSN) ... if we even had it.
