Currently listed at 65K with not many comps around but a similar 4 bed 2 bath a few blocks away listed at 62K.

This one thing is a stumbling block for me.

The key is just to hit the pavement, or find a local partner who will do it for you, to learn which parts of the Class B-to-C areas are good and which to stay away from, because some of these areas are block-to-block. 

The costs of concrete, site work, utilities, permits, licensed tradespeople, heating systems, button-up, garages/decks, etc will blow you away.
