I am looking to leverage my equity some by selling some paId off single family homes I have and 1031 exchanging into bigger multifamily complexes.

It is now a gated complex.

I'll get in touch with the local city to get an idea of how complex the 'medical' designation and what hoops need to be jumped through.

Just wary around costs and complexity of an LLC

Hello BP Family,We are excited as we are getting closer to our next acquisition: a 16 unit apartment complex in the Rio Grande Valley.

and I know that is accurate because 3 identical ones in the complex sold for that.   

So a few things that will not pass the sniff test- a family of 4 moving from a 3000 sq ft single family home and moving into 1 unit of a 4 unit complex with only 2000 sq ft- see what I am saying- what would be the motivation and how could an underwriter justify it?? 

Some people like all the aspects of single family homes and others perfer dealing in mulit family complexes. 

Especially in an area as complex as tax sales it is important to know the laws before jumping in.
