There were no “buyer” representation in RESIDENTIAL, buyer broker was only practiced in the commercial arena.  

Nice mixed use property came up for sale practically in my back yard in rural, south of Pittsburgh, Pennsylvania.  10 residential apartments + 3 commercial spaces. 

So, we can foresee the following1- Mentors (gurus) shifting to promoting wholesaling of commercial and investment properties.  

@Steve Kontos I've been a RE developer for nearly 20 years on commercial, mixed use, industrial, and residential developments.

I only know about the times where this was found out prior to closing, obviously I have no way to know about the times this shady behavior wasn't found out.Since you get a vote in who this tenant is, and it's retail, PSA that commercial lenders (especially the ones offering the best terms...) are starting to vet deals by how 'recession proof' the tenants are, even if they are currently paying on time.

Need be you can do a more commercial DSCR loan on the rental that looks less at your resources and more at the income potential of the rental.
