The larger the municipality, the more likely you will have to deal with regs and outright bans.

Hi @Russell Volk,If you're purchasing anywhere in the City of Naples, or Collier County as a whole, personally owned vacation rentals have been completely banned.

Before they are banned everywhere. 

You could snag a condo, but you would be at the mercy of the association if they decided to ban/ limit STRs.

Reference: FCC rules ban text messages sent to a mobile phone using an autodialer unless you previously gave consent to receive the message or the message is sent for emergency purposes.

With our STR builds we always have another exit in mind if STR won't work or it becomes banned/another pandemic happens that shuts travel down completely.

I also think people are overplaying the executives corruption in some cases (either way punish the executive with jail time and lifetime bans).
