Take this for honest feedback and not kicking you while you're down -If estimating accurately was as easy as simple (sqft * $$) you'd rarely see a contractor go out of business and investors would all fly on private jets to eat lunch in Tokyo, dinner in Paris and breakfast in New York.

The usual recommendation would be to get some of those properties off the mortgage books (ie. clear Title), so that at any given time, you'd have less than 10 properties highly leveraged, while those free-n-clear properties can bring home the cash-flow-bacon!

When the high end motels have 10-12 cars, I should have another 4 to 5 houses rented.Cheap motel is $350/week for a room with 2 beds.High end motel is $600/week for a room with 2 beds and breakfast, pool, gym, etc.I charge $400/week for a house with 2 beds, washer/dryer, kitchen with all appliances, cable/wifi, plus all consumable supplies.

All PLK units in Charlotte are corporate stores.Chick Fil A definitely does higher unit volumes, etc but it isn't a chain that allows large multi-unit franchisees so it was out of the question for us...plus one of my partners is a multi-unit franchisee (40+ units) of Dunkin Donuts and they are very strict about establishments who serve breakfast.
