@Mark Thiel This is not legal advice but I think most LLCs are overrated unless you are required to have them for lending like with many DSCR loans.

Yes it’s common to have an additional guarantor who has a balance sheet added as a credit enhancement.

When a tenant is far past due on a balance (rent, late fees) do you first take it up with collections, or small claims court? 

Many cities now considering allowing ADUs have off street parking requirements for example. 

Anything 2-4 units will require 25% down. 

As per the HSTPA, any changes to a tenant's lease whom have been in place for over 2 years requires a minimum of 90 days notice, regardless of what the lease (or lack thereof) says.  

Note all these require more effort than traditional LTR.  

It's hard to beat the flexibility of Podio, although it does require some time & effort to set it up.
