You have some big questions here and I love adding value to others on the path, so here is my take:First, money on the sideline is like an athlete not in the game . . . as you wrestle through these large, existential questions you could kill a few birds with one stone and find someone who already invests in real estate and partner with them on a deal.

A couldn't even look for work and B just in bed blaming him being tired to his testicular cancer and HIV+ status of which he has done nothing, not even doctors visit or go to a support group, to help in the recovery.

I am in recovery from alcoholism, that being said you could always do a more thorough background screening on your tenants to check to see if He/She has ever been Evicted because of things of this nature or just in general, look at to see if he has a clean record!
