If you're getting good deals on the investment properties, that will actually improve your DTI, assuming an investor friendly local lender that isn't riddled with rental income overlays such as "rent must appear on two years of tax returns for us to 'count' it."

And such deals rarely appear on MLS.

Here's the million dollar answer:It doesn't appear you have the skill set needed for STRs. 

When I toured the unit before purchase, the tenant keep the place very clean and no issue beyond nonpayment appears to be going on as far a lease violations.    

I am also considering Saint Louis also as it does appear to be a lot more affordable but perhaps there is a reason.
