I'm Trying to buy s lot, and I was hoping to get hard money to be able to buy the lot and build the house, than at finish get a conventional loan to pay off the hard money loan.

You do have to PG the loan and they are full-recourse if defaulted.

I'm not a lawyer nor an accountant: However, I'm to understand that if the lender requires you to PG the loan, then your personal income/assets could be on the line in the event of default.

I don't have to wait on any contractor and/or locksmith to rekey it.Just make sure you have a copy of the current key and then you can rekey it to another key yourself.Put in the old key, turn it a quarter turn, then put in the rekey tool into the separate little pin slot until it clicks the lever in there.

If the project fails for example the bank has a strong backer on the loan to be made whole with the PG.   

Tonight at 9pm, I received an email from Diane (one of the VAs) to inform me that I now have two showings scheduled for the first time slot and one for the second time slot.  

They could have put that into a breakout session and dedicated the main floor presentation for that time slot on more relevant items like bankruptcy/foreclosure or RESPA/compliance items.
