I have a bar and live music venue under contract in a smaller town outside of Houston.

Is there a neighbor that places his speakers on his windows to blast his music?   

I don't think that would make you feel better, when facing the music.  

Maintain reasonable peace and quiet with other tenants/neighbors and pay for any caused damages therein; no fireworks; No disturbing TV’s, sound systems, musical instruments, or other disturbing activities; No fireworks of any kind.

I really like LLCs, Operating Agreements, Lease-Purchase/ RePurchase Agreements, Promissory Notes and Trusts, they are all great dancing partners, you just need to be on the same sheet of music!

The university town does not have many places for short-term rental (never enough for events in town -- during the year and especially in summer when they have a few big festivals, including a music fest), so short-term rentals are a plus there.   

In Mexico I believe you need to take out a Mexican real estate trust which isn't under your name.

The smoking tenant use to complain all the time about the tenants next door (their music is too loud, their kids are talking too loud, their car is parked in front of my side).

Students may complain about the baby, but many students study while music is playing and there are several other annoyances.
