@Justin Guidry,Good Morning Justin,Very new to investing, but I have been a caregiver in two ALF in Lafayette.Day to day duties were to check on every resident every two hours, assist them to and from activities if needed, such as the in home salon, church, etc. taking the residents to doctor's appointments and the light houskeeping of the rooms. 

All-in cost was less than $300 and it was light on the qualification headaches. 

I get calls all of the time from agents who have buyers that want to "Just measure the curtains" or "Wanted to see the Basement again to see if a pool table will fit" or "want to count how many energy efficient light bulbs they need to buy" or "To see if their camper will fit in the garage"The answer is always the same "I'm sorry we are unable to accommodate that request due to everything going on at this time".

The house has new paint, lights and floors.

I would focus on buying multifamily that you can occupy as a good starting point if you are light on cash.

Does anyone have experience with post-disaster job/investment opportunities that could shed light on how these opportunities could be seized, and in an ethical way?

I'm sure that I'm missing something and I would love to hear from anybody that's willing to shed some light on this for me!

Some of these things I have known about and have been dealing with,  a few of the others have just come to light this week, thanks to an angry ex-wife.I have done almost daily inspections, filed comply of vacate letters, sent text after text, and I'm just hoping for a smooth transition without having to evict.
