Have them sign a holding agreement and pay over the deposit. 

I only hold decent properties in nice areas, modern construction, etc.

The answer is always no.LLCs are overhyped, especially for people starting out with buy and hold and are not even running a real "business" (yet). 

The rates and market have made San Diego a tough buy and hold market.

First thing to consider is what was the original foundation design and can it hold a second story to a home.
