Many carriers will not insure any student housing unless they tenants are going for a Masters or PHD then they do not care about them being a student.

@Michael Lewis it's very difficult to get insurance on something that you do not have legal title on.Also, if you do not have legal title, you can not be held liable for the property.Lastly, 99.9 % of the insurance carriers do not insure future profits, which is what you have here.
