I saw a property that had a pre-paid 30 year lease to one of the biggest cell phone carriers get sold at tax sale. 

I recently took these policies and shopped them around to a few different national insurance carriers and was able to save some money.Good luck!

I would let my insurance carrier know if you haven't.

We now have an insurance carrier that covers water & sewer line failures on all those we hold title to.We have some properties that we have 'sold & hold' 5-6 times.

Many carriers will not insure any student housing unless they tenants are going for a Masters or PHD then they do not care about them being a student.

It is hard to find a carrier that will cover both homes and not require two policies.best of luck please let us know how it goes.

@Michael Lewis it's very difficult to get insurance on something that you do not have legal title on.Also, if you do not have legal title, you can not be held liable for the property.Lastly, 99.9 % of the insurance carriers do not insure future profits, which is what you have here. 

He's great at matching the right carrier who specializes in whatever it may be, 2-family, 3-family, condo and will get you the best value for the dollar spent. 

The HOA agreed when they contracted services with the ins carrier that they adhere to the HOA Covenants and enforce them equally.
