I looked into 5 different window manufactures:  Zen Windows; Soft-Lite; Vinyl Kraft; Okna; and Ply Gem. 

About the same time I found a gem of a podcast hosted by Del Walmsley.  

We ended up not having to use a single dollar of our own money, and we now have an additional $15k in the bank for future deals and a cash flowing property all created within a 28 day period.The BRRRR method wasn't going to be utilized originally, so we owe everything to family that was able to locate a gem and provide the financing to close quickly then refinance.

Lakeland is a great hidden gem in central Florida.

So total I invested almost $1000.00 and had no deals, however, now I also don't have any headaches that may have come with either of those two deals.I took about 8 months off from looking then I ended up finding a little gem in the rough.The thing I have learned here from BP, and life, is to go with your gut.

Maybe bad luck.Additionally rent rates don't seem to be keeping up with the increase in price of properties so finding a good deal I'm assuming is a challenge unless you find an off market gem.

Overvalued right now in my opinion is multifamily.There are some CMBS loans coming due but that is a small part of the market from the vintage loans.  

It definately has to be that hidden gem of a deal around here.
