And close to Emeryville, the beautiful younger sister to West Oakland's red-headed step-child status (no offense to red-heads!)

This would normally be a no brainier, but she's also applying for family maintenance, which is a fancy way if saying child support, and rent payments would be paid directly to me.  

I generally try to avoid this  but have made an exception for a few people that get a large monthly check around the middle of the month (child support/alimony, annuity, etc) that don't feel like they can budget properly until the 1st.  

(for context: I have always had full custody, and have never received a penny child support) At the time we were living in a small apartment and I was in-between jobs, but I was determined to own a single family home  for the betterment of the lives of my son and I.

I have 2 married couples with a child in 2 of my rentals; they're former homeowners.

Credit Reports, Bank Statements, Employment Verification, Background Checks, Child Molester: I've been treating the buyer in the same way I treat lease option tenants and doing the normal checks on that front.

My wife will likely not work after the move as child care for two kids almost makes working pointless.

I have been working part time as an editor to supplement my wife’s income, when I find out we are expecting our fourth child.

We are still undecided regarding the fence, it's just going to be a large expense on top of already depleted budget.
