Ultimately it’s a lot of guess work.

When asked I would contact a vendor of my choice; the landlord said it can only be repaired by the vendor of their choice.

This may work in certain climates or seasonally, but I've ran into issues with it during "in-between" seasons where both cooling and heating was needed, so I ultimately just turned it off.

Owner should not agree to binding arbitration if he has a choice because arbitrator will be looking for a compromise when there is no reason for one in this case.
