What are the true numbers on the park?

I said it 10 years ago when I was on the BP podcast, and it remains true today....the biggest mistake investors make is an inability to properly judge risk.

It is not true for beginning investors or even someone with experience in 20 single-family homes and I'm pretty sure he won't teach you everything you need to know in three days.I found a podcast with him last year where he explains he's been investing for ten years and has an empire worth $85 million.

The beauty of that arrangement is that I make MUCH better passive investment returns than I would if I invested in a typical syndication. 

I even had a lender tell me today that isn't true, but after more research and finding a lender who does a TON of VA loans and is super knowledgeable on the subject, I learned it is possible!

With such a huge variation in price we are wanting to find out the most accurate way to determine the true price.

The same discrepancy may not be true in other markets.

The properties are expensive and the rent will basically cover your mortgage, a true buy and hold.
