I've never done out of state as the extra expense of travel all seemed to negate any rents.

I had some advisors and traveled to some meet-ups so I have been in touch with those folks.

We had it on a Heloc for 3 months, then did a cash out refi- This thing was TOTALLY redone and needed more love this past 12 month- Can I take a $15k loss on this due to the fact that I have easily spent over 100 hours this past year running it, staying at the actual cabin, paperwork, book keeping, purchasing items, etc (BTW, this would not include travel)- I have those miles listed out separately.- If so, would this be a deduction from my wages that I have earned in 2023/Thanks in advance- Janis 

And unfortunately, with the low margins in SFRs in basically all markets, once you add in $1k-2k per year of travel cost, you are likely to be cash flow negative anyways.As for me personally, it may be the level of control that I seek or lack of trust that anyone knows what I want as much as I do, but I would never buy a house sight unseen.  

Hi, I want to understand how is the market for travel nurses/ furnished homes.I am planning to buy a SFR with no hoa in East valley area of Phoenix and give it out to travel nurses.How is the market?

After traveling all over the place and working remotely for the last couple years, I recently moved down to Austin, TX. 

In the process, we did incur expenses for travel to our target city to view properties, inspection fees, and legal fees for setting up our LLC. 

Furnished finder is the primary source of leads from traveling medical professionals, though there are others like social media pages dedicated to travel nurses, for example.

Even though everyone targets travelling nurses, not everyone does it well. 

Because its summer vacation for my kids and we want to travel.
