You need to make a good faith effort to find a new tenant or the current tenant could easily argue against paying the rent for the entire lease, you should find the tenant, do not rely on them to find a subleaser.

Even if we waited a few years, that's not an ideal way to buy a home in my opinion; it's optimal to be able to buy cash without the requirement of selling your existing home and relying on the buyer's financing coming through.
