It was a burnt down home that the owner had to sell (Owner moved in 2014 when it burned - decided to sell it quick in 2020 - I just had to re-grade it, clear a couple trees that grew up since it burned down, permits, permanent foundation so it would meet fha/usda, etc.Note: I am a mobile home dealer, a realtor, and i have contractors that i work closely with.

I'm from your neck of the woods (or government planted trees) ;)I would say something more realistic in our area would be a duplex with 2bd/1ba for a C/B class area and an average C- class building rating.

This one cost $55,000 in good condition, does need some tree work and a roof.  

The only way to guess at the answer to your question is to try to read the tea leaves of county politics.

It is better having one bird in hand then 2 birds on the tree....

Not like they replace it unless a tree hits it, not cause it's old or leaking.

We have a lot of trees, a wildflower garden over our septic hump, outdoor shower and fire pit that I like to keep stocked with firewood. 

We do have some areas that are owned by the HOA, they are actually protected tree zones that require some upkeep.
