Lastly do you prefer a full service modern condo buildings with parking, pool, security, gym etc or more an independent SFH with a yard.

It might be different in your market but in a lot of places there are just more people moving in the summer, so you would have a larger tenant pool to choose from, compared to the winter when fewer people are moving. 

Land improvements= 15 year (this is where there is still some issue in the new writing of tax code) this would be driveway, swimming pool.

Some turnkey rental operators will have a pool of private lenders willing to work with different terms.

I think there is a price break somewhere that divides the tenant pools; oddly enough, try raising the rent just a bit to pull it over a line (for instance, from $795 to $825) to see if that changes the nature of interested renters.And the phone number isn't my personal cell #, it's a Google voice number that will play a message, accept texts, and forward all texts and calls to my email.

As such you could look into pooled money vehicles and other areas in your local market. 

My intention has been to live here and then rent it out when I am ready for a more permanent home, as it is in an area with high demand (including a pool and workout facility). 

Remember that must PM companies hire licensed and insured people to do the job, but a handyman with no license or insurance that just came from the Day labor pool??!!!!!
